Role PurposeThe HVAC Technician keeps air-conditioning, ventilation and refrigeration equipment at client sites running safely and efficiently through Planned Preventive Maintenance (PPM), fast Corrective Maintenance (CM), and accurate reporting — so residents and occupants stay comfortable and clients never have to chase us.

Key Responsibilities

Planned Preventive Maintenance (PPM)

•        Carry out scheduled PPM on split ACs, window ACs, cassette units, ductable units, VRF/VRV systems, AHUs, FCUs, package units and exhaust/ventilation fans as per the PPM calendar.

•        Clean and service filters, coils, condensate drains and trays, blowers and outdoor units.

•        Check refrigerant pressure, temperatures, current/voltage readings, belts, bearings and electrical connections; record readings in the service checklist.

•        Inspect insulation, ducting, dampers, grilles and diffusers; flag deterioration early.

Corrective Maintenance & Breakdowns•        Respond to breakdown calls within the agreed response time, diagnose faults and restore operation.

•        Troubleshoot compressor, fan motor, PCB, capacitor, contactor, thermostat, sensor and wiring faults.

•        Perform leak detection, brazing, vacuuming and refrigerant charging (R22, R32, R410A) following safe handling practice.

•        Replace defective parts and raise spare-part requirements with clear justification.

Installation & Projects

•        Install, shift and commission AC units, including copper piping, drain lines, mounting and electrical termination.

•        Support chiller, AHU and VRF installation and commissioning work alongside senior engineers or OEM teams.

Reporting & Documentation

•        Update job cards, PPM checklists and service reports on the Premiso app / digital system with before-and-after photos.

•        Maintain equipment history, asset tags and spare-consumption records.

•        Report recurring faults, risks and improvement suggestions to the supervisor.

Customer Interaction

•        Represent Premiso professionally at residences and client sites — in uniform, with ID card, courteous and punctual.

•        Explain the issue, the work done and any recommendations to the resident or client in simple terms.

•        Keep the work area clean and leave the site as it was found.

Health, Safety & Compliance

•        Follow LOTO (lock-out/tag-out), work-at-height and electrical safety procedures; use PPE at all times.

•        Handle and dispose of refrigerants, oils and scrap responsibly.

•        Report any incident, near-miss or unsafe condition immediately.

Qualifications & Experience

Essential

•        ITI / NCVT certificate in Refrigeration & Air Conditioning (RAC) or equivalent; Diploma in Mechanical/Electrical is an advantage.

•        2–5 years of hands-on experience in HVAC servicing and repair (residential and/or commercial).

•        Working knowledge of split, cassette and ductable systems; exposure to VRF/VRV preferred.

•        Ability to read basic electrical wiring diagrams and use a multimeter, clamp meter, manifold gauge and vacuum pump.

Preferred

•        OEM training (Daikin, Voltas, Blue Star, Carrier, LG, Mitsubishi etc.).

•        Exposure to chillers, AHUs and BMS-connected equipment.

•        Valid two-wheeler driving licence and own two-wheeler for site movement.

Skills & Competencies•        Strong fault diagnosis and problem-solving.

•        Brazing, flaring, vacuuming and refrigerant charging.

•        Basic smartphone use for digital job cards and photo reporting.

•        Communication in Marathi and Hindi; basic English for reports.

•        Discipline, punctuality, honesty and a customer-first attitude.

•        Willingness to work flexible shifts and attend emergency calls.

Key Performance Indicators (KPIs)•        PPM completion rate against schedule (target: 100%).

•        Breakdown response and resolution time within SLA.

•        First-time fix rate.

•        Repeat complaints on the same equipment.

•        Accuracy and timeliness of job cards and reports.

•        Customer feedback / satisfaction rating.

•        Zero safety incidents.
