Electrical Maintenance Technician

Role Overview

We are looking for a Handover Management Executive with a Civil Engineering background and 3–4 years of experience in residential construction/project handover activities. The role will be responsible for coordinating the end-to-end handover of residential flats to customers, ensuring that apartments are completed as per quality standards, statutory requirements, specifications, and committed timelines.

Key Responsibilities

* Manage and coordinate the end-to-end handover process for residential flats from project completion through customer possession.

* Conduct detailed pre-handover inspections of flats and common areas to identify civil, finishing, MEP, and workmanship-related issues.

* Prepare and maintain snag/punch-point lists and coordinate with construction, quality, MEP, and maintenance teams for timely closure.

* Verify that flats are completed as per approved drawings, specifications, quality standards, and agreed finishes.

* Coordinate with internal teams to ensure all snags are closed before customer handover.

* Track flat-wise handover status and maintain accurate records of inspections, snag closures, documentation, and possession.

* Coordinate with customers during pre-handover inspections, explain the handover process, and address construction-related queries professionally.

* Liaise with relevant departments for completion of handover documentation, approvals, NOCs, utility connections, and possession formalities.

* Coordinate with facility management/maintenance teams for smooth transition of completed flats and common areas.

* Conduct final checks before possession and ensure the apartment is ready for customer occupation.

* Monitor recurring defects and communicate feedback to project and quality teams for corrective action.

* Prepare regular handover progress reports, pending snag reports, and escalation reports for management.

* Ensure compliance with company processes, safety requirements, quality standards, and project timelines.

Required Skills & Competencies

* Strong knowledge of residential building construction and finishing works.

* Good understanding of civil works including masonry, plastering, flooring, tiling, waterproofing, painting, doors/windows, and finishing.

* Basic understanding of MEP services and their coordination with civil works.

* Good ability to identify construction defects and assess workmanship.

* Strong coordination and follow-up skills with contractors and internal departments.

* Good customer-handling and communication skills.

* Ability to manage multiple flats and handover activities simultaneously.

* Strong documentation, reporting, and record-keeping skills.

* Proficiency in MS Excel, MS Office, and preferably AutoCAD.

* Ability to work under tight handover schedules and meet deadlines.

Eligibility

* B.E./B.Tech/Diploma in Civil Engineering; preference for B.E./B.Tech.

* 3–4 years of relevant experience in residential construction, quality, finishing, customer handover, or project execution.

* Experience with residential apartment projects and flat handovers will be preferred.

* Candidates should have good interpersonal skills and the ability to coordinate effectively with customers, contractors, and internal teams.
