Property Manager

Qualification & Experience

• Qualification & Experience Diploma / B.E. / B.Tech in Electrical, Mechanical or related Engineering discipline.
• 5+ years of relevant experience in residential facility/property management.

Key Responsibilities

• Manage all technical operations and maintenance of the residential property.
• Supervise Electrical, DG, Plumbing, STP, WTP, Fire & Life Safety, Lifts, Pumps, BMS, HVAC and other MEP systems.
• Ensure all equipment is operated safely and maintained as per the required schedule.
• Prepare and monitor daily, weekly, monthly and annual preventive maintenance schedules.
• Identify repeated equipment failures and implement corrective actions.
• Monitor power consumption, DG operation, diesel consumption and energy efficiency.
• Monitor STP/WTP operations, water quality, tanker water and overall water consumption.
• Monitor fire alarm, hydrant, sprinkler, fire pumps, extinguishers, emergency lighting and other fire & life-safety systems.
• Ensure fire drills, testing, AMC and statutory inspections are completed on time.
• Manage all technical AMC vendors and contractors, including their performance, schedules, quotations and service reports.
• Ensure all statutory inspections, certificates, licenses and renewals are completed within the required timelines.
• Handle and monitor resident technical complaints through MyGate or other platforms.
• Ensure complaints are attended and closed within the agreed SLA.
• Personally handle major technical escalations and repeated complaints.
• Prepare daily, weekly and monthly technical reports/MIS covering breakdowns, preventive maintenance, utilities, manpower, compliance and pending works.
• Monitor electricity, diesel and water consumption and identify opportunities for cost and energy savings.
• Prepare and monitor the technical OPEX and CAPEX budget.
• Review quotations and negotiate with vendors for repairs, replacements and maintenance works.
• Prepare RCA and CAPA for major incidents, equipment failures and recurring problems.
• Lead the technical team during emergencies such as power failure, water failure, flooding, fire incidents, lift breakdown/entrapment, DG failure and major equipment breakdowns.
• Ensure business continuity and minimum disruption to residents.
• Ensure proper coordination between technical, housekeeping, security, landscaping and other facility teams.
• Ensure the property is maintained in a safe, clean, compliant and operational condition at all times.
